Property, held as an asset

Six pieces of work that usually sit with six different people. Putting them on one desk is the whole point: nobody can tell you the yield if they were not there when the price was agreed.

Sourcing and acquisition

Off-market search, viewings that are worth your flight, technical and legal due diligence, and the negotiation. We buy less often than we are asked to, which is the job.

Ownership structure

How the asset is held: directly, through a company, resident or not. We work alongside your tax adviser and your notary — and if you do not have one here, we bring ours.

Letting and day-to-day

Tenants, contracts, deposits, rent collection, insurance, bills, the plumber at eight in the morning in August. The part that decides whether the yield on paper is the yield in the bank.

Refurbishment and repositioning

Licences, quantity surveyor, builders, deadlines and a budget that is checked against reality every week. We only recommend works that pay for themselves — most do not.

Reporting

One statement per asset and one for the portfolio: what came in, what went out, what it is worth today and what is coming next year. In plain language, on paper you can hand to anyone.

Sale and exit

Valuation, staging, the dossier, the shortlist of buyers, the negotiation and the completion. The exit is planned on the day of purchase, not the day someone wants out.

How an engagement starts

A conversation, no charge and no paperwork. If there is a mandate, it is written down: scope, fee and what success looks like. We are paid for the work, not for the transaction happening.
